• Deposit and Payments: full payment is required for all reservations made within 15 days of your arrival date by credit card, debit card, or check-by-phone. If you reserve more than 15 days in advance, we require 50% of your total stay to confirm the reservation, and the remaining 50% will be automatically charged to your card on the 15th day prior to your arrival if not otherwise received by that date.
• Minimum Stay: 2 night minimum. Some Holidays or Special Events require a 3 night minimum. One night stays only upon availability.
• Check-in: 3:00 pm to 8:00 pm or by other arrangement with advance notice. Check-out: 11:00 am.
• Cancellation Policy: Cancellation notice must be received at least 15 days prior to scheduled arrival date to ensure refund of deposit, minus $45.00 cancellation fee or you may leave your deposit on file and apply it to another reservation once without incurring the cancellation fee. If you cancel or reschedule less than 15 days prior to your arrival date, your deposit will be charged for any dates of your original reservation that we are unable to rebook. To cancel or reschedule, you must contact us by phone and receive a cancellation number.
• Restrictions: All of our cabins or suites are designed to accommodate 2 adults only. Sorry, we can not accommodate children younger than age 16 or pets. All of the unites are non-smoking, however you may smoke on the porches, grounds, fishing room and dock.
• Breakfast: Continental Breakfast from 8:30 to 10:30 AM Cabin kitchens have Coffee Beans, Grinder, Pot, Creamer and Green Tea Salt, Pepper, Sugar, Sweet & Low & Equal Pots, Pans, Utensils & Pam Blender, Toaster, Mixer Foil & Cling Wrap
• Special Property services: In-room massage, private dining, deluxe Pontoon Boat rentals, boat docking, and private chartered Sailing. Weddings and gathering events can be accommodated for small parties. • Directions: From Eureka Spring's Hart's Grocery Store parking which is the best place to buy groceries prior to your arrival, turn right when exiting the parking and go west on US 62 West 4.6 miles to AR 187 West. Turn Left onto AR 187 West and continue west for 3.5 miles to Carroll County 120 / Oak Ridge Lane. Turn Left onto unpaved Carroll County Road 120, (also signed Oak Ridge Lane), our sign is on the right for Beaver Lakefront Cabins with a sunset picture, directly across the street from the Beaver Lake Fellowship Church. Once on Carroll County 120 / Oak Ridge Lane, you will see signs with a sunset on them with arrows underneath. Follow the sunset 1.25 miles to our door where you will see a large parking lot, the main lodge, and the office off to the right. Please park in front of the office and check-in.
